Our purpose is to give historic buildings a living role while creating places that offer privacy without isolation and ambition without noise.
Our first Embassy is taking shape at Pikk 15 in Tallinn’s UNESCO Old Town. Standing since 1360, this Category I cultural monument is being restored as a 13-Chamber heritage boutique hotel, longevity spa, and private members’ clubhouse.
Alongside the development, Embassy is forming its founding Custodian cohort through a confidential private placement of direct equity interests in Pikk 15 Property OÜ, the Estonian SPV holding the unencumbered freehold. A Custodian seat represents a defined m² interest in the building, proportional governance rights, and full Embassy Members’ Club membership—including the longevity programme, private courtyard, Custodian gatherings, and the founding cohort network.
The structure is intended for long-term, aligned ownership rather than a conventional fund cycle: no fund unit, note, or token; no manager fee, carry, or preferred class. Custodianship is designed to be time-indefinite and transferable across generations, subject to programme documentation, pre-emption rights, and KYC/AML clearance.
The limited founding cohort of up to 120 Custodians is forming by invitation. Eligible prospective Custodians may request the confidential Programme Pack at embassy.maison/custodians or contact invest@embassy.maison.
